Over time, all electrical installations will deteriorate.
Legislation requires that all installations are maintained in a safe condition and therefore must be periodically inspected and tested to ensure compliance with BS 7671.
Under the Health and Safety at Work Act 1974 which incorporates The Management of Health and Safety at Work Regulations 1999, a statutory legal duty is placed on all Employers to ensure that employees and all others are not subjected to risks to their health and safety.
In particular, The Electricity at Work Regulations 1989 requires that those on control of part or all of an electric system ensure that the system is safe to use and it is maintained in a safe condition.
Central heating boilers can be a combination or regular boiler, They heat the radiators in exactly the same way, but provide hot water for the taps in different ways: a combi (or combination) boiler provides hot water directly, whenever it is required, and does not need a hot water cylinder a regular boiler provides hot water when the programmer tells it to, and then stores it in a hot water cylinder until it is needed.
So if you do not have a hot water cylinder, you have a combi boiler.
Boilers account for around 60% of what you spend in a year on energy bills, so an efficient boiler makes a big difference.
